Cramlington housing stock, and what it means for damp

Most of Cramlington was built as a new town from the 1960s onwards, so the housing is very different from the Victorian terraces of Tyneside. Estates such as Beaconhill, Parkside, Northburn and Eastfield are largely brick and block cavity walled homes from the 1960s, 1970s and 1980s, with the older village of Cramlington and nearby farmsteads adding some solid walled stone property.

Because these homes were built with a damp proof course, true rising damp is less common than in older areas. The issues we find more often are condensation and black mould in well sealed houses, cavity wall tie corrosion in homes from the earlier phases, and penetrating damp where cavity wall insulation has been installed in exposed walls or where cavities have been bridged by debris.

We also see damp around extensions and conservatories, where new floor or ground levels sit against an older wall. A survey tells you which problem you actually have, so you only pay for the work that will fix it.

  • Jade did a fantastic job sorting the damp issues at the bottom of our stairs, super super friendly and polite and great work overall!! Kind and respectful and ensured I was happy with the work that was done before leaving. If we needed any further works done in the future I'd hope they'd send Jade out again to provide the same high quality work. Smashing job :)

  • David and jade were amazing in the 3 day job they had plastering (practically remodeling my living room), went above and beyond and did more tests for humidity in other rooms and got that sorted out at the same time for me to save myself a future call to my landlord. Honestly recommend this service to anyone.

Damp proofing in Cramlington, your questions answered

It is less common because these homes were built with a damp proof course, but it can happen where ground levels have been raised. Condensation and bridged cavities are more frequent causes of damp here.

Yes. If we see horizontal cracking in the mortar joints we inspect the ties and recommend replacement where they have corroded.

It depends on the cause, the length of wall being treated and whether replastering is needed, so we do not quote before we have seen the property. The survey is free, and you get a written report with a fixed price before anything is agreed. That price does not change afterwards.

Yes. Guaranteed treatments carry a 10 year guarantee issued in the property owner's name and it transfers to a new owner, which is useful when a buyer's surveyor asks about previous damp work.
