Whitley Bay housing stock, and what it means for damp
Whitley Bay takes the weather straight off the North Sea. Driving rain on east facing elevations is the single biggest factor in the damp we find here, and it shows up first where pointing, render or a sill has quietly given up. Once a solid wall is saturated, the moisture keeps moving inwards long after the rain has stopped.
Much of the town is Edwardian and inter war housing, a good deal of it solid walled, and a good deal of it converted into flats. Where an original damp proof course has broken down or been bridged by a raised path or garden bed, rising damp follows, usually as a tidemark about a metre up the wall with salting and blown plaster above it.
Along the seafront and in the older flats, salt laden air accelerates decay in exposed timber, and blocked or sanded up air bricks leave sub floor timbers with nowhere to breathe. Those are the properties where we most often find rot and woodworm underneath floors that look perfectly sound from above.
