Terraced housing near the coast in South Shields

Damp Proofing in South Shields

We survey and treat damp across South Shields, from the seafront terraces at Sandhaven and the Lawe Top down to Westoe, Laygate, Harton, Cleadon Park and Marsden, covering the NE33 and NE34 postcodes. Ring us first and we will book a free survey, usually within a few working days.

South Shields housing stock, and what it means for damp

South Shields sits at the mouth of the Tyne with the North Sea on one side, and the weather does the most damage here. The streets around the Lawe Top, Ocean Road and the seafront take wind driven rain almost side on, and a solid nine inch brick wall facing the sea can soak up more water in a winter than it ever dries out.

That is why most of the damp we are called to in NE33 is penetrating damp rather than rising damp. Water gets in through eroded mortar joints, hairline cracks in render, failed window sills and copings, then shows inside as damp patches at random heights, often worse after a storm from the east. Salt carried in the air sits in the brickwork and pulls in moisture from the air even on dry days.

Further inland in NE34, around Harton, Cleadon Park and Simonside, the housing is mostly inter war and post war cavity walled semis and council built homes. Here we see corroding wall ties, cavities bridged by old debris, and condensation in homes that have been sealed up with replacement windows but have little ventilation.

Common problems we treat in South Shields

  • Penetrating damp from driving rain

Sea facing walls take rain side on, and it gets through failed pointing, render and sills.

    Repointing
  • Corroded cavity wall ties

Salt laden air speeds up wall tie corrosion in cavity walled housing.

    Wall tie replacement
  • Rising damp in ground floor flats

Failed or bridged original damp proof courses in older Tyneside flats.

    Damp proofing
  • Salt damaged plaster

Plaster that has held salt from the sea air stays damp and needs replacing once the wall is dry.

Property types in South Shields and the damp they get

Different houses fail in different ways. This is what we find most often in the property you are likely to be living in or letting.

  • Sea facing solid wall terraces

Victorian and Edwardian terraces on the Lawe Top and along the seafront have solid brick walls with no cavity to stop rain crossing to the inside. Penetrating damp through worn pointing and sills is the usual fault, and it is often misdiagnosed as rising damp.

  • Rendered coastal properties

Render hides a lot. Once it cracks, rain gets behind it and cannot escape, so the wall stays wet. We check whether the render is the cause before anyone recommends injecting a damp proof course.

  • Tyneside flats in Westoe and Laygate

Ground floor flats can have rising damp where the original damp proof course has failed or been bridged by raised yards. Upper flats more often have condensation and mould in bedrooms and bathrooms.

  • Inter war and post war cavity homes

Homes in Harton and Cleadon Park are exposed to salt air, which speeds up wall tie corrosion. Horizontal cracks along mortar joints are a sign worth getting checked.

  • I'm absolutely thrilled with the damp proofing and plastering work carried out. Jade and David were outstanding from start to finish, keeping me informed day to day on progress and even taking on additional work at short notice. Their workmanship was exceptional, the finish in the rooms has really made my house now feel like a home. The clean up afterwards was also truly amazing, cleaner than it was before they started! I would highly recommend them.

Was nervous to undergo first big job as a homeowner but any worry disappeared as soon as they got underway and I could tell they were a well oiled machine. Great price and overjoyed with final result. I only caught the names of Lee, John and Joe but all here are a pleasure to deal with

Damp proofing in South Shields, your questions answered

It depends on the cause and how much wall is affected. On coastal properties the fix is often repointing or sill repairs rather than a damp proof course, which changes the price a lot. The survey is free and you get a fixed written price before any work is agreed.

Wind driven rain hits sea facing walls far harder than inland walls, and salt in the brickwork keeps drawing in moisture. Solid walls have no cavity to stop it, so water crosses to the inside. Repairing the outside of the wall usually comes first.

Rising damp shows as a tidemark low on ground floor walls. Penetrating damp appears at any height and often gets worse after storms. We take readings at different heights and look at the outside of the wall to tell you which it is.
