Damp survey cost: what you pay and why

What a damp survey costs, when a written report is charged separately, and what affects the price of any treatment.

How much does a damp survey cost?

For homeowners, our damp survey is free with no obligation. A surveyor visits the property, takes moisture readings, inspects timber and checks external ground levels. There is no charge for that visit or for the fixed price quotation that follows.

You can read what happens on the day in our damp survey guide.

When a written damp report is charged

A formal written damp report for a mortgage lender, buyer, seller, landlord or letting agent is a separate piece of work. It sets out what was found, the moisture readings, photographs, the cause and a priced scope of works, which is normally what a lender or solicitor needs before a sale can go ahead.

Because the time involved depends on the property and what the report needs to cover, we price it before it is carried out, so you know the cost in advance. See our damp survey reports page for more detail.

What affects the cost of damp treatment

We do not quote a figure blind, because two damp walls can need very different work. The price depends on:

  • The cause of the damp: rising damp, penetrating damp, condensation or a leak each need a different fix
  • The length of wall affected
  • How much plaster needs removing and how much replastering is needed
  • Reinstatement, such as skirting boards, sockets and making good
  • Any related work, such as timber repairs or condensation control

Sometimes the answer is simple and needs no specialist treatment at all, such as clearing a gutter or lowering ground levels outside. When that is the case, we tell you.

A fixed price in writing

After the survey you get a fixed price in writing with the scope of works set out. It does not change unless you ask for something different. Treatment work comes with a 10 year guarantee.

Read about the work itself on our damp proofing page or in the damp proof course guide. We survey across North Shields, Newcastle, Gateshead, South Shields and the wider area.
