Gateshead housing stock, and what it means for damp

Gateshead is built on a hillside that falls north towards the Tyne, and that slope drives most of the damp we see here. Water running downhill through the ground collects against the back walls of houses cut into the bank, and in many streets the yards and paths on the uphill side now sit higher than the damp proof course.

The borough also has a lot of former colliery housing in places such as Felling, Wrekenton and Windy Nook, built quickly and cheaply in the late 1800s and early 1900s. Many of these have shallow foundations, no original damp proof course, or one that has long since failed.

In between sit large estates of inter war semis around Low Fell and Sheriff Hill. These were built with cavity walls and a damp proof course, but ninety years on we find corroded wall ties, blocked air bricks under timber floors, and damp where ground levels have been raised for patios and driveways.

Common problems we treat in Gateshead

  • Ground water through hillside walls

Walls cut into the slope are wet from the ground behind and need waterproofing, not injection.

    Tanking and waterproofing
  • Rising damp in colliery terraces

Missing or failed damp proof courses in older terraced housing.

    Damp proofing
  • Rot under suspended floors

Blocked air bricks and damp walls leave floor timbers wet for years.

    Wet and dry rot treatment
  • Corroded wall ties in inter war semis

Horizontal cracking in mortar joints on 1920s and 1930s cavity walls.

    Wall tie replacement

Property types in Gateshead and the damp they get

Different houses fail in different ways. This is what we find most often in the property you are likely to be living in or letting.

  • Hillside terraces with ground water

Back walls built into the slope in Bensham, Saltwell and Deckham are wet from the ground behind them, not from rain. A chemical damp proof course will not stop this. These walls usually need a waterproofing membrane or tanking, and sometimes drainage outside.

  • Former colliery housing

Small terraces in Felling, Wrekenton and Windy Nook often have no working damp proof course at all, solid walls and suspended timber floors. Rising damp and timber decay below floors are both common.

  • Inter war semis in Low Fell

Cavity walled semis from the 1920s and 1930s are reaching the age where steel wall ties corrode. Blocked air bricks and raised ground levels round the house also lead to damp and rot.

  • Post war estates

Homes with replacement windows and little ventilation often have condensation and black mould on cold north facing walls. We confirm it is condensation before recommending any work.

Damp proofing in Gateshead, your questions answered

It depends on the cause. A hillside wall with ground water needs different work, at a different cost, from a terrace with a failed damp proof course. The survey is free, and you get a written fixed price before anything is agreed.

On sloping streets the ground behind the house is often higher than the floor inside, so ground water presses against the back wall. That needs waterproofing or tanking rather than a chemical damp proof course.

Some never had one, and many that did have failed. We test the walls at different heights and check the floor void to see what is there and whether it is working.

Yes. We cover all of Gateshead, including Low Fell, Felling, Bensham, Saltwell, Wrekenton, Windy Nook, Dunston and Teams.
