Buying an older North East property? What a damp report really means

Buying a Tyneside flat, a Victorian terrace or a pre war semi in the North East usually means a homebuyer's report with at least one damp comment in it. That comment is often a single line recommending that a specialist investigates further, and it lands at the worst possible moment, when the sale is agreed and everyone wants certainty.
The important thing to understand is what a general survey can and cannot tell you. Most homebuyer reports record elevated meter readings and recommend further investigation. They do not usually diagnose the cause, because that takes a longer visit, external checks and a moisture pattern mapped across the wall. An elevated reading on its own can mean rising damp, penetrating damp, a plumbing leak, condensation, or simply salts in old plaster from a problem that was fixed years ago.
That is the gap a specialist inspection fills. We check external ground levels, gutters, downpipes, pointing and air bricks before going inside, then map moisture readings across the affected walls and probe accessible timber. The outcome is a written report setting out the cause, what needs doing and a fixed price, which is exactly what a solicitor or a lender wants to see. The findings fall into a few broad camps. Straightforward external defects, such as a bridged damp proof course where a path or border sits above the damp proof course line, cost very little to put right. Rising damp through a failed damp proof course needs a new injected course and salt resistant replastering, covered on our damp proofing page. Condensation and mould need ventilation work rather than remedial treatment, set out under mould removal and condensation control.
Where damp has been present for a long time, check the floors too. Moisture reaching suspended timber leads to decayed joists, and soft or bouncing floors in an older property are a common find. That work runs alongside woodworm treatment where beetle activity is present, and the timber is replaced with treated stock once the moisture source has been dealt with.
A written, itemised quotation is also a negotiating tool. Vague comments in a survey invite vague reductions, and sellers naturally resist them. A specialist report with a fixed figure moves the conversation to a number both sides can work with, and in a good number of cases the figure is far lower than either party feared once the actual cause is confirmed.
Ask about the guarantee before you commit to any treatment. Work carried out on a property you are buying should come with a guarantee issued in the owner's name that transfers when the property changes hands again, because the next buyer's surveyor will ask about previous damp work.
