A joined-up refurbishment from repairs to final finish
This rental property in Newcastle upon Tyne needed more than a cosmetic update. The bathroom was dated and the kitchen had suffered damp damage, leaving areas of the room unsuitable for continued everyday use. MP Preservation & Building Ltd was asked to put both spaces right and leave the tenant with rooms that were clean, practical and straightforward to maintain.
The work combined careful repairs with a complete refit. The team removed the old fittings, opened up the affected areas and dealt with the underlying condition before installing the new bathroom and kitchen. This approach meant the finished rooms did not simply look better. The work behind the surfaces was addressed before the final finishes went in.
From an outdated bathroom to a fresh, usable space
The existing bathroom was stripped back so the condition of the floor and surrounding surfaces could be seen clearly. Once the old suite and finishes had been removed, the team could prepare the room properly rather than fitting new products over tired materials.
The completed bathroom has a clean, modern finish designed for everyday use. Large marble-effect wall panels give the room a bright appearance while reducing the number of grout lines that need regular cleaning. A new shower enclosure, compact vanity unit, toilet and practical flooring make good use of the available space.
The layout remains simple and functional, but the room now feels lighter and more comfortable. Careful finishing around the shower, sanitaryware and floor gives the tenant a bathroom that is ready to use and easier to look after.
Repairing the damp damage before fitting the new kitchen
In the kitchen, damp and damage around the units and floor had to be dealt with before replacement work could begin. The old cabinets were removed and affected sections were exposed, allowing the team to inspect the structure and carry out the necessary repairs.
Photographs from the job show the kitchen during strip-out, with damaged floor areas opened up and the wall behind the old units made accessible. Treating the cause and repairing these areas first was essential. Installing a new kitchen without this stage would have hidden the problem rather than resolved it. The replacement kitchen was planned as a clean, practical space for the tenant. Pale grey units, dark worktops and wood-effect flooring create a simple modern finish, while the layout provides useful storage and clear work surfaces.
